Do I really not need a council planning permit in Victoria?

Yes! Under Victoria's Amendment VC253 reform, if your property meets the statutory requirements (under 60m², single primary house on block, proper setbacks, no heritage or environmental overlay restrictions), a planning permit is not required. You only require standard Building Permit certification.

Can I lease out the Small Second Dwelling to open market tenants?

Yes. Previous restrictions requiring secondary dwellings to be occupied only by family members or dependents have been removed. You can rent out the 60m² dwelling to independent residential tenants through LINKS Property.
